Cosy, well-equipped, comfortable, and dog-friendly, Cliff House Holiday Cottages in Ebberston is the perfect choice for your holiday in beautiful North Yorkshire. With an indoor swimming pool, games room and two acres of gardens, we are the perfect location for a self catering holiday. Nestled on the edge of the breathtaking North York Moors National Park and just a short drive from the stunning beaches of the Yorkshire Coast, as well as the delightful seaside towns of Scarborough and Whitby, our cottages provide a convenient and idyllic base. Plus, you’ll love our proximity to family-friendly activities at Dalby Forest, the incredible North Yorkshire Moors Railway in the market town of Pickering, and the thrilling Flamingoland theme park. For the ultimate relaxation, our self-catering holiday cottages effortlessly blend the charm and character of historic farm buildings with modern comforts like Wi-Fi, smart televisions, Nespresso coffee machines, sumptuous cotton bed linen, off-street parking, and electric vehicle charging points.

Our larger cottages offer open fires, creating the perfect ambience for snug evenings during the autumn season. As our guests, you’ll have exclusive access to our indoor heated swimming pool in timed slots, measuring 9 meters, as well as our games room complete with pool and table tennis. Children will be delighted by our toy lending library and the wide collection of books suitable for guests of all ages. Children of all ages can feed our ducks and chickens. Our 2-acres of grounds are a haven for outdoor fun with RoSPA tested play equipment, magnifying posts for up-close nature exploration, a campfire in our woodland clearing, and various benches and picnic tables scattered throughout the gardens. Our dog friendly village pub, which serves great hearty food, is just a three minute walk away.

We are Jacqueline and Alastair and in 2020 we upped sticks from Sheffield and moved up to Cliff House along with our family, cats and dog. Being a family-run business, we take immense pride in the outstanding reviews we’ve received from our valued guests. Great location as a base for accessing the main North Yorks places as it's located on the main A170 road but that means you have tractors, lorries, cars, everything travelling past at all hours, especially from 7am when the commuters hit the road. Couldn't have the bedroom windows open because of this.
The donkeys and sheep next door are lovely to look at over the fence and the donkeys morning wake up song is something we hadn't expected but was unique!
The cottage was clean with a stocked up utensil kitchen but was tired in the main decoration except the main bathroom which was very small but nice quality. The carpets and lounge rug were worn and stained but it was homely and had everything we needed. The non fan oven took a bit of time to cook stuff but it did the job too. The large fridge freezer was a godsend and great to have. The beds were all uncomfortable sadly, we all had bad backs the whole week, some investment in softer beds and a king or superking in the main bedroom would really help. Being out in the countryside we hadn't realised how many flies there are, they were everywhere in the house and it wasn't pleasant when my son had 11 in his room before bed!
The cottage outside secure courtyard garden was lovely and the reason we booked this cottage, for our dog, it was great but could have been much better if we had a table to eat at as it's a suntrap or just to place our coffee cup when sitting out, plus a bit of grass, paving or astro would be softer underfoot than just stones but it was fine nonetheless.
The pool was ideal, nice temperature and got good use out of it in our alloted times plus the games room was good too for a game of pool after a long day out.
We only met one host, the lady owner, who looked to pretty much run the operations and saw the husband a couple of times but he made no attempt to interact with guests at all (or maybe just us?). The lady host was really friendly, helpful and left us a gorgeous cake and goodies in the cottage on arrival, thankyou!
We were a bit anxious about our arrival and stay actually as the welcome pack and communications were a bit scary, written very formally and with strict rules in black bold underlined! Arriving at 5 minutes before the specified minimum arrival time we were worried and a comment was made by the host but it was fine.
Can highly recommend the Grapes pub over the road, absolute gem of a place welcoming dogs inside and serves great food. Hosts were lovely and really had a relaxed atmosphere, we liked it there a lot and went a few times, Sunday lunch was super!

A beautiful location and so central for Scarborough, Whitly Bay, Goathland, Dalby Forest, Flamingo Land and Thornton le Dale. We will definitely be back
